How Much You’d Need to Earn to Afford a One-Bedroom in North Meck

Median rent across Davidson, Cornelius, and Huntersville rose nearly 40% in just six years. Local paychecks haven’t kept pace — and by 2024, nearly half of renters here were spending more than they could comfortably afford.

A North Meck apartment block
A one-bedroom in the Charlotte-Concord-Gastonia region now rents for roughly $1,647 a month at fair market rate.

Ask anyone renting in Cornelius, Davidson, or Huntersville and you'll hear a version of the same story: the rent keeps climbing, and the paycheck doesn't. Our own numbers back them up.

The number that started it

For a one-bedroom apartment at fair market rent in the Charlotte-Concord-Gastonia region, a full-time worker needs to earn $31.67 an hour to spend no more than 30% of their income on housing.

That's more than four times the federal minimum wage. Of the eight local occupations we tracked, only one clears that bar.

A minimum-wage worker would need close to 175 hours in a single week to match what a 1-bedroom-affording paycheck brings home in 40. A week only has 168 hours.

And locally, rent went up fast

Zoom into Davidson, Cornelius, and Huntersville specifically, and the trend is just as sharp. Average across all three towns, median rent rose from about $1,241 a month in 2018 to $1,736 in 2024 — a 40% jump in just six years.

The three towns didn't move at exactly the same pace. Huntersville's median rent climbed from $1,288 to $1,834 (+42%). Cornelius went from $1,222 to $1,722 (+41%). Davidson, starting from a similar point at $1,213, reached $1,652 by 2024 (+36%) — still a steep rise, even as the smallest of the three.

Who feels it first

By 2024, cost burden — spending more than 30% of income on housing — reached nearly half of renter households in all three towns, and it rose in every town.

What a livable income actually looks like here

Our regional affordability data shows exactly where the line falls for a one-bedroom at fair market rent ($1,647/month):

Income level (AMI) Annual income What they can afford/mo Fair market rent Gap
30% AMI $26,960 $674 $1,647 –$973 (Unaffordable)
50% AMI $44,880 $1,122 $1,647 –$525 (Unaffordable)
80% AMI $71,800 $1,795 $1,647 +$148 (Affordable)
100% AMI $89,800 $2,245 $1,647 +$598 (Affordable)

Annual income is the income at which the affordable rent equals 30% of income.

A household earning half the area median income is short by more than $500 a month, every month, just to reach fair market rent for a one-bedroom apartment. Even a studio rents for $1,586.

What this means

The gap between rent and income is not abstract — it shows up in the rent-to-income ratios climbing in Cornelius and Huntersville, and in the growing share of neighbors who are cost-burdened in all three towns. Understanding the size of the gap is the first step toward closing it, which is why every figure on this site links back to its public source.
